    • Buyer performs inspections, appraisal and applies for financing
    • After all buyer contingencies waived or expired, ready for closing
  • Closing
    • Seller required to notarize the deed but seller can usually pre-sign
    • There are new remote notaries available so you can sign from another state in most cases

Post-Closing Checklist

  • FPL -Buyer should have already switched service starting on the closing date
  • Water - Closing attorney or Title Company will send the Settlement Statement to Collier Water Utility
  • Cable / Internet - Turn off any upgraded services or accounts in addition to what the HOA provides
  • Homestead Portability - Your homestead exemption is portable for up to 3 years in the state of Florida
