HOME BUYING PROCESS

  • Present offer on property
    • Your offer is negotiated on your behalf
  • Deliver escrow deposit - Usually within 1-3 days of effective date on contract
  • Home Inspection(s) - Usually within 15 days of effective date on contract
  • Appraisal (ordered by lender)
  • Final Lender underwriting and clearing any loan conditions to approve funding
  • Final walk-through - Usually 1 or 2 days prior to closing
  • Closing on new home

HOA Application - If your are purchasing a home, villa, or condo that is governed by a Homeowners Association (HOA), you will need to apply with the HOA during the contract period. It is advised to do this as soon as possible as some HOA's require a minimum of 21 days to process your application. Many send out your application to a third-party vendor that is processing applications for HOA's throughout the state of Florida and expediting this process may not be possible. Once the background report is completed, these findings go to the HOA board who then has to sign off on everything. If the board only meets one time per week or twice per month so timing is very critical.

It is rare that someone would be turned down, but it's still a part of the process. Nobody wants to pay the $100 - $250 for an application unless they are certain they are moving forward with everything after inspections have been completed or a full mortgage approval has been issued, but it's still best to get the application sooner than later.

Final Walk-Through - prior to closing, a buyer has the right to perform a walk-through of the property to ensure the property is in the same condition at time of contract as per the contract. In addition, the final walk-through allows the buyer to verify any anything contractually agreed such as repairs or removal of furniture has been performed.

FROM NABOR CONTRACT

INSPECTION: BUYER (or a designated representative) may conduct a walk-through inspection of the Property prior to closing or possession, whichever is earlier, to confirm: (1) completion of any Remedial Action agreed to by SELLER in Standard D.2.b. above, (2) that the items being conveyed as part of this Contract remain on the Property, (3) that the items which are not being conveyed as part of this Contract have been removed from the Property, and (4) that SELLER has performed SELLER’s Maintenance Obligation and, if applicable, Maintenance Obligation Remedial Action as required in Standard D.2.c above. Upon reasonable notice, SELLER shall provide access and utilities service to the Property to facilitate the walk-through inspection.

CLOSING - In person or remotely. The deed will need to be notarized by the buyer(s) so you will need to have a notary scheduled if you are not present at the closing agent's office. There are virtual notary services that can be done remotely now also. You receive the keys to your new property and the deed will be recorded and mailed to you.
