Cooperating Broker %

Sellers enjoyed paying 6% when homes sold in 30-180 days. Now homes are selling in a week, a few days and sometimes within hours so sellers have to love paying 6% even more! Real Estate Commissions are 100% negotiable! A real estate brokerage (Company) may have a minimum % so the individual realtor with that brokerage may not have any flexibility. However, there is no law, statute, or anything that mandates any minimum % or flat amount!

The listing brokerage and the seller determine the total commission percentage or a flat rate at the time of the listing contract. The brokerage, contractually, determines the cooperating broker amount (cooperating broker is the real estate brokerage that brings the buyer). The amount being offered to the cooperating broker is disclosed to the seller at time of contract. .

Cooperating Broker % - traditionally, the cooperating broker amount is 1/2 of the total commission. Working with Ryan and 5th Avenue Realty, you determine the total % or flat rate. 5th Avenue Realty list side is 1.5% + $250, that's it!

IMPORTANT – THIS IS FULL-SERVICE BROKERAGE.  You will receive the full concierge of traditional listing services. There are other brokerages that charge 1% or less, but the seller(s) schedule all showings and open the door for potential buyers. Sellers also handle their own negotiations and all follow up required with the buyer's realtor, inspector, and closing company. These brokerages are typically referred to as a "discount broker" because you get a discount off the traditional 6% but the listing broker/realtor are hands off as they just list your property in MLS and the owner handles everything else.

TRANSPARENCY: Once a property is listed in MLS, within minutes the listing is sent to websites such as Realtor.com, Zillow.com, Trulia.com, and all local brokerage websites. As explained in the video, every seller has the same internet exposure with any brokerage and/or realtor/agent. It does not matter if you list with the newest realtor licensed yesterday,
5th Avenue Realty, or the most experienced realtor in the state of Florida! Once the property is listed on MLS and the boxes are selected, the listing is sent out to hundreds of sites and those sites send emails and text notifications to thousands of potential buyers virtually within minutes of going live on MLS. The Naples MLS also sends direct notifications about new listings to potential buyers provided their realtor has set them up to receive new listing updates.

Broker Reciprocity is a system where brokers give permission to display their listings on each other’s websites.  There is a check box in the MLS portal to check yes/no for Broker Reciprocity. It is also a yes/no question on your listing contract also as you decide if you want to list your property on the internet and participate in Broker Reciprocity.

How can someone list for 1.5%? As the broker/owner, there is no sharing of commissions so this affords the broker/owner to reduce commissions and fees so customers/clients can retain more of their equity!
